If we do not currently have a property that suits your requirements, please register with us to be the first to find out about new properties that become available.

Once you have seen a property that you would like to rent from us, you will be required to fill out a reference form and provide us with a Holding Deposit equivalent to the sum of one week’s rent which will be deducted from your first month’s rent.  Please call us for further details on the Holding Deposit.

Once the tenancy has commenced, we also charge default fees as follows:-

  • Where the Rent or any other sum due by the Tenant under this Agreement is in arrears, whether legally demanded or not, the Landlord shall be entitled to charge interest at the rate of 3% above the prevailing base rate of the Bank of England on the outstanding sum from the date when the same became due until the date of payment.
  • If the tenant requires any alterations to the Tenancy Agreement once it has commenced eg., another party adding to the Tenancy Agreement, allowance of pets etc, a charge of £40 + VAT will be chargeable for administration costs.
  • If the tenant should lose the keys and/or security device as applicable to the property, the tenant will be responsible for any expenses incurred in changing the locks, details of which will be supplied with the costs incurred.
  • If the tenant wishes to leave the Tenancy Agreement early, a default fee will be due, the sum of which will not exceed the landlord’s financial loss ie., the balance of any rent due up to the end of when the tenancy should have ended.

Once your references are back, we will arrange a moving in date with you and organise an appointment for you to sign the Tenancy Agreement and have your keys!  Upon signature of the Tenancy Agreement, the first month’s rent and deposit (usually equivalent to one month’s rent) will be payable and we will ask you to set up a standing order from the following month.

If we are managing the property on behalf of the landlord, you will need to contact us for any problems/repairs and we use local companies for this.  If we have only been employed to find a tenant, we will provide you with contact details for the landlord.
